HOW TO USE YOUR TERRACE AND WHY?
Using a terrace is a great way to increase your living space, but it requires careful planning – from the legal framework to the technical implementation. Here are the most important things you need to know:
Legal requirements and documents
Before starting work, you need to make sure that everything is legal according to the Spatial Planning Act (SPA):
Building permit: Usually required, as the development changes the facade and purpose of part of the property.
Consent from neighbors: Since the facade is a common part, a decision by the General Assembly of the condominium is often required (with a majority of more than 50% or 67%, depending on the project).
Project: An architectural and structural project is required to prove that the additional load does not endanger the building.
Change of status: After the renovation, an update in the cadastre may be required to reflect the new area of the room
Technical implementation (Steps)
To make your new room warm and cozy, follow these steps:
Glazing: Use quality PVC or aluminum windows with triple glazing for good heat and sound insulation.
Insulation: This is the critical point. External thermal insulation (e.g. with rock wool or EPS) is recommended, as well as internal insulation of the ceiling and floor to avoid condensation.
Wall removal: If you plan to remove the door and window to the terrace, be careful not to affect supporting columns or beams.
Heating: Consider extending the heating installation or installing underfloor heating/air conditioning, as the new area will cool down faster.
Interior ideas
Kitchenette: The most common application – moving the stove and sink to free up space in the living room.
Work area: A perfect place for a small office with lots of natural light.
Lounge area: A coffee area with a small table and sofas.
